How to Install a Threshold Seal

Looking to keep your garage dry, especially during heavy rains, snow, or gusty winds? The Threshold Seal might be what you need. This rubber seal fits snugly along your garage door threshold, blocking out water, wind, and cold air. 

Here’s a quick and easy guide on what this seal does and how you can install it for yourself. 

 

What Exactly Is a Threshold Seal? 

The Threshold Seal acts as a shield between your garage door and the floor. Made from durable and flexible PVC, it’s built to withstand years of weather without cracking or shifting.  

Threshold seals provide an added benefit of improving your garage's energy efficiency. This occurs from reducing the energy required to maintain your garage's temperature, in turn lowering energy bills.  

Luckily, the installation process is easy and quick to follow. Preparation and the right tools are required to seamlessly install a threshold seal.  

 

Tools Needed 

  • Tape Measure 
  • Box Cutter 
  • Soap and Water 
  • Paper Towels/Wet Rag 
  • Marker 
  • Adhesive

How to Install the Threshold Seal 

 1. Prepare the Installation Area

First, clear the floor area where you’ll install the seal. Use a hard-bristle broom to sweep away dirt, rocks, or any debris that might be in the way. Next, wash the area with a hose and a bit of detergent to remove any oil or grime—this helps the adhesive bond to stick to the floor better. Be sure to let the area dry completely before moving on, paper towels can help speed up the air drying. 

2. Measure The Garage Door Opening 

Measure the garage door’s opening from Frame to frame with measuring tape.  

3. Position the Threshold Seal 

Unroll your Threshold Seal and place it on the floor. Position it so that the raised, 45° side of the seal faces inside the garage, with the flat side placed on the floor. If the seal’s a bit long, you can trim it to size for a better fit. 

4. Lower and Trace the Seal’s Position 

Carefully lower your garage door to make sure it rests just in front of the raised section. Once you’ve confirmed the placement, raise the door and trace around the seal’s outline with a marker. This will help guide where the adhesive should go in the next step. After you have traced the outline of the threshold seal’s positioning, move it to the side for the next step.

5. Apply the Adhesive 

Grab the included Construction Adhesive and apply three rows inside the traced outline: two straight lines along the sides and a zig-zag line between them. This setup will ensure the seal stays securely in place once you press it onto the adhesive. 

6. Install the Seal 

Now, carefully lay and press the threshold seal into the adhesive. Push down evenly to make sure the adhesive spreads underneath. Once it’s in place, close the garage door and let it sit for up to 24 hours to fully dry.  

After that, your garage is good to go.
